Why Vancouver's number starts with rent
Housing is the reason a UBC or SFU student spends more than almost anywhere else in Canada. Rent, not tuition or food, pushes the monthly total higher than in most other Canadian university cities, which is why so many students end up sharing houses or living further from campus than they planned.
Renting off campus in Metro Vancouver
Rentals.ca measured the average asking rent across all unit sizes in Metro Vancouver at $2,630 a month in February 2026 (Rentals.ca National Rent Report ). One-bedroom units alone fell 6.3 percent to $2,195 by April 2026, still among the highest one-bedroom averages in the country.
Splitting a two or three bedroom unit with roommates is the standard way UBC and SFU students bring that number down. A shared house further from the SkyTrain line, traded off against a longer commute, is the other common compromise.
What UBC's own numbers show
UBC's financial planning page lists specific add-on costs beyond rent and food: a campus gym membership runs $45 to $145 a month if you want one beyond what your student fees already cover (UBC ). Clothing, health insurance top-ups and entertainment sit on top of that, and UBC directs students to its own cost estimator tool to personalize the total.
SFU's published term costs
SFU's budget estimator lists $12,910 as a domestic student's total cost for one four-month term in 2026-27, bundling tuition, a single room in North Towers residence at $3,780, a meal plan at $3,727 and textbooks at $1,200 together (SFU ). That figure mixes tuition with living costs, so it is not directly comparable to an off-campus rent number, but it shows how much a fully bundled residence term costs against renting and cooking for yourself.
Transit: U-Pass vs paying per zone
Most UBC and SFU undergraduates pay for U-Pass BC through their student fees. It costs $46.90 a month from September 2025 through August 2026 and covers unlimited TransLink bus, SkyTrain and SeaBus travel across all three fare zones (TransLink ).
If you are not eligible for U-Pass BC, a one-zone Adult Monthly Pass costs $117.20 after TransLink's fare increase on July 1, 2026, up from $111.60 (TransLink ). That gap alone makes U-Pass BC one of the better value items in a Vancouver student budget.

These totals combine the rent figures above with U-Pass BC or the equivalent monthly pass, groceries, phone and personal spending. Add extra room in your first month for a damage deposit and any move-in furniture.
On campus vs off campus
SFU's residence and meal plan bundle is convenient but not cheap once tuition is stripped out of the total. Off-campus renting with roommates, paired with U-Pass BC, remains the lower-cost route for most students who can manage their own cooking and a longer commute.
