Why Accreditation Decides Whether NSFAS Pays

NSFAS funds accommodation, not addresses. A property only becomes eligible for payment after its owner registers it with NSFAS and an assessor inspects and grades it. NSFAS states directly that funded students living in unaccredited accommodation without institutional permission will not receive an accommodation allowance for that stay. A cheap room close to campus is worthless to your funding if the landlord never registered it with the scheme.

Landlords list their property name, location, and photos through the NSFAS accommodation provider portal . NSFAS assessors then visit and grade the property against its housing standards before it appears as an approved option. This process exists to stop you paying for substandard rooms, and to stop NSFAS funding properties nobody has checked.

What the 2025 Accommodation Caps Cover

NSFAS pays your actual rent up to a set ceiling, not a flat allowance for everyone. For the 2025 academic year, the approved caps , finalised with the Department of Higher Education and Training and published 12 March 2025, are R52,000 (metro) / R42,640 (non-metro) a year for self-catering private accommodation and R65,993 (metro) / R56,633 (non-metro) a year for catered accommodation.

The cap works as a maximum, not a guarantee. If your accredited room costs less than the cap, NSFAS pays the actual lower cost. If it costs more, you cover the balance yourself, so compare total annual rent against the relevant cap before you sign a lease.

When Unaccredited Housing Still Qualifies

NSFAS allows funding for unaccredited accommodation only when no accredited option exists near your institution, and even then payment caps at R25,000 a year, well below the accredited rates. Treat this as a fallback, not a plan. Ask your institution's financial aid office to confirm accredited stock in your area before you assume you need it.

How to Apply for the Private Accommodation Allowance

NSFAS opens an application window each year for beneficiaries who want to reserve private accommodation for the coming academic year. Log in to your myNSFAS account, select the private accommodation option, and browse listings that already carry accredited status. Submit your choice before the deadline your institution or NSFAS communicates, since spaces in popular accredited properties near campus fill up early.

How to Confirm a Listing Qualifies Before You Sign

  • Log into myNSFAS and use the accommodation search tool to browse accredited options near your campus.

  • Ask the landlord directly for their NSFAS accreditation status and registration reference.

  • Check with your university's student housing or financial aid office, since most keep their own list of accredited private residences.

  • Never sign a lease or pay a deposit based only on a landlord's verbal claim that a property is NSFAS approved.

  • Compare total annual rent to the relevant cap so you know upfront whether you will owe a top-up.

What Happens If You Move Into Unaccredited Housing by Mistake

Report the situation to your institution's financial aid office immediately. Some universities grant permission for a specific unaccredited property during a genuine shortage, which restores eligibility for the lower R25,000 cap. Without that permission, you carry the full rent yourself, so act before you sign, not after.
