Akoka: closest to campus
Akoka borders UNILAG 's main gate directly, so students who live here walk to lectures in minutes instead of relying on transport. That convenience comes at a cost, since landlords in Akoka charge a premium for the location, and rooms close to the gate get taken fast at the start of each session. If avoiding daily transport costs and traffic matters more to you than saving on rent, Akoka is worth the extra you pay.
Yaba: the middle ground
Yaba stretches wider than Akoka and sits a short bus or bike ride from UNILAG, while functioning as one of Lagos's busiest commercial and tech hubs. You get a bigger range of room types here, from single self-contained rooms to shared flats, plus easy access to banks, markets, pharmacies and eateries that Akoka's tighter footprint cannot match. The tradeoff is Lagos traffic on Herbert Macaulay Way and the surrounding roads during peak hours, so factor commute time into your class schedule and not only the transport fare.
Bariga: budget option, longer commute
Bariga sits farther from UNILAG than Akoka or Yaba and generally runs cheaper as a result, which makes it a common choice for students working with a tight budget. You will rely on a bus or keke napep (tricycle) to reach campus, so build the extra travel time into your daily schedule, especially for early morning lectures. Some parts of Bariga sit low-lying and see flooding during heavy rain, so check drainage and the specific street before committing to a room.
What to check before you pay
Visit any room in person, during daylight, before handing over money to an agent or landlord. Confirm water supply, whether the compound has a working toilet and bathroom shared or private, how many other tenants share the compound, and whether the building has reliable access to the main road. Ask current tenants, if you can find any, how the landlord handles repairs and disputes, since that tells you more than the room's finish on inspection day.
Get a written tenancy agreement covering rent amount, deposit, agency fee, what happens to your deposit at the end of the tenancy and the length of the tenancy itself. Lagos State's tenancy law , first enacted in 2011, gives tenants protection against arbitrary eviction and requires proper notice before a landlord can reclaim a property, so keep a copy of everything you sign in case a dispute comes up later.
Safety around Yaba, Akoka and Bariga
Stick to well-lit, busier streets when moving around at night, and avoid isolated compounds far from the main road, regardless of which of the three areas you choose. Ask the UNILAG students' union or students already living in the area which streets they avoid, since local knowledge shifts faster than any general guide can track.
Splitting rent with roommates
Sharing a flat cuts your individual cost significantly compared to renting alone, especially in Akoka and central Yaba where per-room rates run higher. Agree on how rent, electricity and water bills split before you move in together, put it in writing, and decide upfront how you will handle a roommate who falls behind on their share, since money disagreements are the most common reason shared housing breaks down.
When to start looking
Start hunting for a room weeks before resumption rather than the week lectures begin, since the best-located and best-priced rooms in Akoka and central Yaba go first each session. Returning students often re-let their rooms to juniors directly, so ask around your department and hall networks before relying only on agents.
