Off Campus Housing Guide for University of Ibadan Students: Bodija and Agbowo
By Muntasir Minhaz • Published Aug 07, 2026 • Student Housing
Agbowo sits right outside the University of Ibadan's main gate and is the default choice for students who want to walk to class, while Bodija is a quieter, more established neighborhood a transport ride away that suits students who want distance from campus noise. Check any room in person and put your agreement in writing before paying.
🏠 Agbowo: right by UI's gate, dense student housing, easy walk to lectures.
💵 Bodija: farther out, quieter, more residential, needs transport to reach campus.
📩 Both areas have active agents. Verify any agent through students already living there.
⏱️ Search early in the session. Rooms near the UI gate fill first.
Always inspect a room before paying any deposit or agency fee.
Agbowo: at the university's doorstep
Agbowo sits directly against the University of Ibadan's main gate on the Ajibode side, and its density of student housing reflects that location. Buildings here run from single rooms to shared flats packed close together, with a busy market and street food scene that caters specifically to student budgets and schedules. The tradeoff for that convenience is noise, since Agbowo runs busy late into the evening with students, traders and traffic around the university's boundary.
Bodija: quieter, farther out
Bodija sits a distinct transport ride from UI's main campus and functions as a more established residential neighborhood, with better road infrastructure and a calmer atmosphere than the immediate campus fringe. Students who want distance between their living space and university noise, or who prefer a neighborhood with more permanent, non-student residents, tend to gravitate here. Budget for daily transport, whether by shared taxi, keke or motorcycle, since walking from Bodija to most UI faculties is not practical for a regular class schedule.
Comparing the two
Agbowo wins on convenience and short-term cost of movement, since you save on transport and time by living close to the gate. Bodija wins on quiet, and students who value distance from campus life, or who are further along in their studies and want a more settled environment, often choose it despite the added commute. Neither is objectively better. Match the choice to whether you value proximity or an environment with more distance from constant student activity.
What to check before signing
Visit any prospective room in person, ideally at different times of day, to judge noise levels, water supply and how secure the compound feels after dark. Ask about the state of the toilet and bathroom facilities, whether they are shared or private, and how many tenants use them. In Agbowo especially, ask about the reliability of water supply, since demand in the area runs high given the concentration of student tenants.
Request a written tenancy agreement that states the rent, deposit, caution fee, and the exact duration covered, and clarify upfront what happens to your deposit when you move out. Oyo State's tenancy expectations, like most Nigerian states, call for a proper notice period before a landlord can end a tenancy, so keep your signed agreement safe in case a dispute comes up.
Avoiding common problems
Do not pay any agent or landlord before seeing the actual room you are renting, not a similar unit in the same building. Ask current or former tenants about the landlord's track record on repairs and refunding deposits, since that tells you more than a fresh coat of paint on inspection day. The University of Ibadan's Lodgings Unit handles off-campus accommodation complaints and referrals, and the students' union and departmental networks are a reliable source for which agents and landlords other students recommend or warn against.
Timing your search
Start looking weeks ahead of resumption, since rooms in Agbowo close to the gate go first each session, and returning students frequently hand their rooms to juniors directly rather than through an agent. Building a relationship with seniors in your department pays off here more than searching cold through agents.
