Student Hostels and Housing in Ghana: Costs and How to Secure a Room
By Muntasir Minhaz • Published Aug 07, 2026 • Student Housing, African Countries & Cities
University halls in Ghana cost less than private hostels but fill up fast, so many students end up in off-campus hostels or shared rooms. Budget GHC 2,250-9,000 a year for a public university hall, more for private hostels near campus, and always confirm a room in person before you pay.
🏠 University of Ghana traditional halls: GHC 1,125-1,250 per semester for local students (~GHC 2,250-2,500 a year), 2025/26.
🏠 UGEL hostels on University of Ghana's campus: roughly GHC 4,500-9,000 a year depending on hall and room type.
🏠 KNUST hall accommodation: GHC 267-2,305 per semester depending on hall and room type.
📩 Halls allocate rooms through a ballot or seniority system, freshers often lose out to continuing students.
Never pay a hostel deposit through an unverified link or agent, visit and confirm the room first.
On-campus halls: cheaper, but limited
Public universities run traditional halls of residence that charge far below market rent. At the University of Ghana, a room in a traditional hall such as Legon Hall Main costs GHC 1,125 per semester (GHC 1,250 for freshers) for local students, about GHC 2,250-2,500 a year, per the 2025/26 residential fee schedule . At KNUST, hall fees range from GHC 267 to GHC 2,305 per semester depending on the hall and room type, according to the university's fee schedule .
Demand for these rooms far outstrips supply. Most public universities allocate hall places by a mix of seniority, academic performance, and ballot, which means many freshers do not get a hall room in their first year and need an off-campus alternative from day one.
University-managed overflow hostels
To ease pressure on traditional halls, universities partner with or run separate hostel companies. At the University of Ghana, University of Ghana Enterprises Limited (UGEL) manages hostels including Jubilee Hall, Alexander Adu Kwapong Hall, and the International Students Hostel, charging roughly GHC 4,500-7,000 a year for local undergraduates depending on hall and room type (more for the International Students Hostel), per the 2025/26 UGEL hostel fee schedule . These cost more than traditional halls but offer better facilities and higher availability.
Off-campus private hostels and rentals
When campus housing runs out, students rent private hostels or shared apartments near campus. Prices vary widely by city and distance from campus, and rooms closer to University of Ghana's Legon campus or KNUST's Kumasi campus cost more than rooms a longer commute away. Shared rooms with 2-4 students cost less per head than a self-contained single room.
Inspect a room in person, or through someone you trust, before you pay anything. Confirm the landlord or hostel operator's identity, get a written tenancy agreement, and never wire a deposit to an account you cannot verify.
Housing scams targeting freshers, especially students relocating from other regions, are common around the start of each academic year.
What drives the cost
Distance from campus, rooms within walking distance cost more than those needing transport.
Room type, a self-contained single room costs far more than a shared room with bunk beds.
City, Accra and Kumasi hostels cost more than hostels in smaller university towns.
Amenities, reliable water, backup power, and security add to the price in areas with unstable utilities.
How to secure a room
Apply for a university hall place as soon as your admission is confirmed, even if you expect to miss the ballot, since some universities keep waiting lists.
If you miss out on a hall room, start your off-campus search early, ideally a month or more before resumption, good rooms near popular campuses fill up fast.
Ask your university's accommodation or student affairs office for a list of vetted private hostels, many keep an informal list even without a formal off-campus housing office.
Pair up with coursemates to split a shared apartment, which usually costs less per person than a solo hostel room.
