University of Luxembourg housing is not guaranteed, so most students also check the private market. University and city residences cost 350-700 euros a month, private apartments 800-1,600 euros, and the City of Esch-sur-Alzette runs its own student residences near the Belval campus.

University housing is not guaranteed
The University of Luxembourg runs student residences, but a place is not automatic. Uni.lu tells applicants that housing availability is limited and encourages a private rental search as a backup the moment you apply. One residence, Résidence UNI-VAL I in Belvaux, offers 98 furnished studio apartments with a private bathroom, kitchen and internet connection, managed through the university's Student Services (SEVE).
The city runs residences too
The City of Esch-sur-Alzette, home to the Belval campus, operates two student residences alongside university housing: Résidence Brill and Résidence Mercure Renaissance, according to the City of Esch-sur-Alzette . Only full-time bachelor's, master's or doctoral students qualify, and part-time students are not eligible. You do not choose your residence. The city assigns a room based on availability.

Finding a private rental
If you go the private route, budget a security deposit of around two months' rent, paid upfront and returned at the end of your lease if the property is undamaged. Ask for a written lease (bail) that states rent, deposit, notice period and who covers building charges. Luxembourg tenancy rules protect you only when terms are documented. Start your search well before the semester starts. Luxembourg's rental market is tight, and rooms near Belval-Université or Kirchberg get taken fast in late summer.
Sharing to cut costs
Splitting an apartment with other students brings your monthly cost closer to residence prices while giving you more space and a private kitchen. Most listing platforms let you filter for shared flats (colocation) separately from full apartments, and shared listings near Belval and Esch-sur-Alzette usually undercut the 890 euro apartment starting price by a wide margin per room.
Contracts and insurance
Most landlords in Luxembourg require you to hold liability insurance (assurance responsabilité civile locative) for the duration of your tenancy, covering damage you cause to the property. Get a quote before you sign, since some landlords will not hand over keys without proof of cover. Read your lease fully before signing. Check the notice period you owe if you need to leave early, since Luxembourg leases commonly run for a fixed term with limited early exit options.
Getting around without a car
Public transport is free across Luxembourg, covering trains, trams and buses nationwide since 2020. Living further from campus becomes a realistic option if rents near Belval or the city centre stretch your budget, since your commute costs nothing regardless of distance.
Furnished or empty
University and city residences come furnished and ready to move into, with a bed, desk and kitchen basics. Private rentals vary. Many apartments in Luxembourg rent unfurnished, sometimes without a kitchen fitted, so confirm what is included before you sign and add furniture costs to your budget if you choose an empty unit.
Utilities
Check whether utilities such as electricity, water, heating and internet come included in your rent or arrive as separate bills. University and city residences usually bundle utilities into the monthly price, while private landlords often split them out, adding another line to your monthly budget.
What a landlord can ask for
Expect a signed lease, a deposit and sometimes a guarantor if you have no local income or credit history. International students often use a parent as guarantor, or a bank guarantee product that some Luxembourg banks offer to non-resident students. Ask your bank about a blocked account or guarantee option before you commit to a lease, since setting one up takes time.
