Most student housing in Sweden runs through queue-based foundations, not open listings. Register the day you decide to study in Sweden, since popular cities need months or years of queue time.
🏠 Corridor rooms cost roughly SEK 3,500-6,500 a month, studios SEK 6,000-10,000, depending on city
Stockholm is the tightest market, run mainly by SSSB on a queue-day system
Lund and Uppsala have more student-specific housing relative to student numbers
📩 Register in a housing queue before or right after you apply, not after admission
Sign only through official university or foundation channels to avoid rental scams
How student housing works in Sweden
Sweden does not run a campus dorm system like many countries. Non-profit foundations and companies in each city run dedicated student housing, allocated mostly through a queue system based on how long you have been registered, not through first-come-first-served booking. The private rental market fills the gap, but demand from the general population makes it competitive and often expensive for newcomers. Expect to combine both systems: start in the queue for subsidized student housing on day one, then treat the open rental market as a backup rather than your primary plan.
Main housing providers by city
Each major student city has its own dominant housing body. In Stockholm, SSSB (Stiftelsen Stockholms Studentbostäder) manages thousands of units for students at KTH, Stockholm University and Karolinska Institutet, using a strict queue-day system where each day registered earns one queue day. In Lund, AF Bostäder is the main student housing foundation, and Lund University's own accommodation office also places incoming exchange and international students directly. Uppsala relies on Uppsalahem alongside housing run by the city's student nations, membership organizations that also own their own housing stock. Gothenburg, Sweden's second-largest student city, splits its supply between SGS Studentbostäder and Chalmers Studentbostäder, the latter reserved mostly for students at Chalmers University of Technology. Smaller university towns such as Karlstad, Växjö and Örebro run their own local foundations, usually with shorter queues than the three biggest cities.
Typical rents
| City | Corridor room (SEK/month) | Studio apartment (SEK/month) |
|---|---|---|
| Stockholm | 4,500-6,500 | 7,000-10,000 |
| Lund | 3,500-5,500 | 6,000-9,000 |
| Uppsala | from around 3,800 | varies by provider |
A corridor room means a private bedroom with a shared kitchen and bathroom down the hall, the cheapest and most common format for first-year international students. Studios and one-bedroom apartments cost more but give you a private kitchen and bathroom. Shared apartments, where two or more students split a larger unit and each rent a private room, sit between these two options in cost and often need a smaller queue investment than a solo studio.
When and how to register
Queue time decides who gets subsidized student housing, so register with your target city's housing provider as soon as you decide to apply to a Swedish university, ideally before you know if you are admitted. Popular studio apartments in central Stockholm sometimes need several years of queue points, while corridor rooms in less central areas sometimes come free with only a few months of registered time. If you are a confirmed exchange or international student, check whether your host university guarantees a housing offer, since many do for a first semester even without long queue time. This guarantee usually covers one semester or one academic year only, so start building your own queue points from day one if you plan to stay in Sweden for a full degree, rather than waiting until your guaranteed placement ends.
Contracts and deposits
Swedish student housing contracts run for a fixed term, usually matching a semester or academic year, and typically require one month's rent as a deposit, refunded after a move-out inspection minus any damage costs. Read your contract for the notice period before you end it early, since subletting rules and penalties for breaking a lease differ by provider. Sign only through your housing foundation's official portal or your university's accommodation office, never through a private individual you have not verified, since fake listings targeting international students are a recurring problem in every major Swedish city. A common scam pattern asks you to wire a deposit before you see the room or sign a real contract. Treat any request for payment before a verified contract as a warning sign, and confirm a provider's identity through its official website rather than a link sent in a message.
What is included in rent
Most student housing rents include heating, water and often a fast internet connection, but check the listing for exceptions, since electricity is sometimes billed separately. Furnished rooms are common in dedicated student housing, saving you the cost of buying furniture for a short stay, while private rental apartments outside the student housing system are more often unfurnished. Check the listing for whether you share a kitchen with a whole corridor or a small group, since corridor size affects both your monthly cost and how much of a social community comes built into your housing.
If the queue does not work in time
If you cannot secure student housing before your semester starts, look at your university's short-term or guarantee housing for new international students, temporary hostels, or shared private apartments listed through verified student housing portals rather than open marketplaces. Budget for a higher cost during this bridge period, since short-term and unregulated rentals in Sweden's tightest cities run well above the subsidized rates listed above. Treat a bridge rental as temporary and keep applying for subsidized options once you arrive, since your queue points keep growing the whole time you stay registered.
