How on-campus allocation works
Most public universities allocate hostel rooms to a limited share of students, usually prioritising first-year students, or by a request-and-payment system once admission is confirmed. Rooms fill fast and universities cannot house their full student population, so apply for accommodation the moment an admission or KUCCPS placement letter arrives, through the university's accommodation or housing office, rather than waiting until arrival on campus.
Costs on campus sit at the cheap end. Shared rooms at some public universities cost as little as KSh 7,800 a year, and a semester in a room at the University of Nairobi runs roughly KSh 15,500 for a double or KSh 21,500 for a single, per hostel fee reporting .
Off-campus housing: the main option for most students
Because on-campus supply is limited, most Kenyan university students live off campus, in private hostels, shared apartments (often called bedsitters or single rooms locally), or shared houses split between several roommates. Private hostels close to campus typically run KSh 8,000-14,000 a month. Purpose-built student residences, a newer category that bundles furnishing, security, utilities, and sometimes wifi and cleaning into one monthly charge, run roughly KSh 15,000-35,000-plus a month.
Rent generally runs highest near Nairobi-based campuses and lower near universities in smaller towns, so the choice of student city changes the housing budget as much as the choice of housing type does.

Safety and avoiding rental scams
Rental scams target incoming students every intake, usually through fake listings that ask for a deposit or full rent transfer before anyone has seen the room. A few habits protect against this:
View the room in person, or send a current student or campus contact to view it, before paying anything.
Deal directly with the landlord or a registered agent, not a stranger reachable only by phone or social media.
Get a written agreement stating rent, deposit, and notice period before paying.
Ask the university's accommodation or dean of students' office for a list of vetted off-campus landlords near campus. Many keep one.
Pay monthly or per semester instead of a full year upfront where possible, to limit exposure if a place turns out unsuitable.
What to check before signing
Distance and a safe walking or matatu route to campus, especially for evening classes or a night library session.
Water and electricity reliability, since outages are common in some student neighbourhoods.
Security: a gate, watchman, or lockable compound matters more than finish quality.
What the quoted rent actually includes: water, electricity, garbage collection, and wifi are sometimes billed separately.
