Campus residences: apply early and separately
A university admission offer does not guarantee a residence room. Most universities run a separate housing application, usually opened right after you accept your study offer, and allocate a limited number of beds by priority: first-year students, students from far outside the city, students with disabilities, and NSFAS-funded students typically sit near the top. NSFAS accommodation allowances
For the 2025 academic year, NSFAS capped its accommodation allowance at R65,993 for catered residences in metro areas and R56,633 for catered residences in non-metro areas (non-catered metro residences are capped at R52,000), with a maximum of R25,000 a year for unaccredited private accommodation, according to a March 2025 government statement . Students in catered residences also get a personal care allowance and an incidental allowance on top, while students who commute from home receive a separate living allowance instead of an accommodation payment. These caps change most years, so check the current amount on the NSFAS website before you sign a lease.
Avoiding rental scams
Never send a deposit for a room you have not viewed in person or through a verified video call with an agent your university recognizes. Use your university's own accommodation office, its accredited private residence list, or well known student housing companies rather than random social media listings. Insist on a written lease before you pay anything, confirm the landlord's identity and ownership documents, and report suspicious listings to your campus housing office or Student Representative Council rather than negotiating alone.
Staying safe near campus
Choose accommodation close to campus or on a well used public transport route, and check the area's safety reputation with current students before signing a lease. Avoid walking alone late at night in unfamiliar areas, and save your campus security number and a trusted contact's number in your phone from day one.
