TL;DR

  • 🏠 UNIKIN's renovated homes cost around $240 a year, up from $32 before renovation. Confirm what's included with the housing office.

  • Private university housing, like UCC's Home in Kinshasa, runs about $720 a semester.

  • Off-campus rooms and shared apartments are the norm for most students.

  • ⏱️ Apply for on-campus housing early. Renovated dorms have limited capacity.

On-campus housing is limited

Public university dormitories in DR Congo, known as homes, went through years of neglect before renovations finished in January 2024. Université de Kinshasa (UNIKIN) reopened its homes that month, handing the first batch of renovated rooms to students under a project called Ndaku na Campa, run with MEMA Groupe. Rooms cost about $240 a year , up from $32 before the renovation. Confirm what's included, utilities, security, library access, directly with the housing office.

Capacity stays far below demand. Most students at public universities live off campus, whether with family, in shared rooms, or in private rentals near their faculty.

Private university housing costs more

Some private universities run their own on-campus Home housing at a higher price. UCC, a private university in Kinshasa, priced its Home housing at about $720 a semester , roughly $1,440 a year, well above the public rate at UNIKIN. Weigh this against your full budget. A cheaper off-campus room near a private university closes much of that gap if the location stays safe and reasonably close to campus.

Applying for a home spot

On-campus spots at renovated dorms fill fast once registration opens each academic year. Check with your university's student affairs or housing office as soon as you confirm enrollment, since these renovated blocks handle far fewer students than the total student population. If you miss the window, ask about a waiting list instead of assuming you're locked out for the year.

Off-campus renting: what to expect

Most students rent a single room or share an apartment, a 'chambre' or studio, close to campus, arranged through landlords, local agents, or rental listing platforms active in Kinshasa and other student cities. Expect wide price variation by neighborhood, distance to campus, and whether the room comes with private access to water and power.

  • Visit the room in person before paying anything. Photos online do not always match reality.
  • Ask about water and electricity access directly. Many neighborhoods face interruptions, and a backup plan, storage tanks or generator access, matters more than square footage.
  • Confirm the total move-in cost. Landlords often ask for several months' rent upfront plus a deposit.
  • Get any agreement in writing, even a simple signed note listing rent, deposit, and what's included.

Choosing a location

Distance and transport cost matter as much as rent. A cheaper room far from campus often costs more overall once you add daily transport and lost time. Ask current students at your faculty which neighborhoods work well for your specific campus, since walkability and transport links vary block by block in cities like Kinshasa, Lubumbashi, and Kisangani.

Sharing a room or apartment

Splitting rent with one or more roommates cuts your housing cost significantly and is common practice among Congolese students. Agree on shared costs, rent, water, electricity, cleaning, and house rules before moving in together, and put the split in writing to avoid disputes mid-year.

Safety basics

  • Choose a room with a working lock and, ideally, a landlord or neighbors you can identify by name.
  • Keep copies of your Examen d'État diploma, ID, and enrollment documents somewhere other than your room.
  • Ask other students or your faculty's student affairs office about neighborhoods to avoid near your campus.

Monthly budget beyond rent

Add food, transport, phone or data, and utilities to whatever you pay for rent. Off-campus students in DR Congo generally cover water and electricity separately from rent unless the landlord includes them in the price, so ask this directly before signing anything. Build a full monthly number, not only the rent figure, before you decide between a cheaper distant room and a pricier one near campus.
