Campus hostels fill up fast

Both public universities, UNAM and NUST , run on-campus hostels, but neither has enough beds to house every enrolled student. Priority typically goes to first-year students and to those who traveled from outside the town the campus sits in, since they have the least access to alternative housing nearby. If you are admitted late or apply for housing after the intake deadline, expect a shorter list of remaining hostel options or none at all for that semester.

Apply for a hostel place as soon as your admission is confirmed, through your university's student affairs or housing office, rather than assuming a room will be available once you arrive on campus.

Life in a university hostel

Hostel rooms are typically shared, with two or more students per room depending on the residence and university. Most hostels include basic furniture (bed, desk, wardrobe) and shared bathroom and common areas per floor or wing. Some residences run a meal plan or dining hall option alongside the room fee, while others expect you to cook or buy meals separately, so check what is included before you budget.

Hostel life comes with fixed rules: quiet hours, visitor policies, and curfews vary by residence and university, and breaking them can affect your place for the following year. Read your residence agreement at check-in so you know what is expected.

Off-campus housing: the more common option

Because hostel space is limited, most Namibian students, particularly beyond first year, rent privately in the town surrounding their campus. In Windhoek, students commonly look in suburbs within reach of UNAM's main campus or NUST, sharing a flat or house with other students to split rent. UNAM's regional campuses, in towns including Oshakati, Rundu, Katima Mulilo, and Keetmanshoop, generally offer a wider spread of low-cost private rooms than Windhoek does, since overall rents in the capital run higher than in smaller towns.

Finding a place

• Ask senior students or your student affairs office for landlords who already rent to students near your campus

• Check notice boards, university housing lists, and word of mouth before turning to unofficial online listings

• Visit the room in person before paying anything, and confirm water and electricity access

• Get a written lease, even a simple one, stating rent, deposit, and notice period

• Share with at least one other student if budget is tight, to split rent, transport, and utility costs

Safety when renting privately

Verify a landlord's identity and ownership before paying a deposit, and never hand over money for a room you have not seen. Favor housing within walking distance or a short, safe commute of your campus, and ask other students about the safety of a specific neighborhood before committing to a lease. If your university runs an approved off-campus housing list, start there rather than with an unfamiliar listing.

Paying for housing

If you receive a NSFAF loan or grant, confirm with the fund and your university whether your award includes an allowance toward accommodation, since this affects whether you need to budget rent separately or whether it is deducted directly. Whether you live in a hostel or rent privately, treat rent as a fixed monthly cost in your budget alongside tuition, food, and transport, and confirm the current hostel fee with your university's housing office before assuming last year's rate still applies.
